Due diligence inspection and risk assessment

Before you close on a commercial or multifamily property, we put an inspector on every roof and assess the risk: storm exposure, roof life, what it will cost to insure, and the seller's policy and losses.

We use AI too. Our proprietary predictive storm engine, built with AI and backed by meteorologists, checks the address's storm history, and drones film the whole site. But a view from above can miss hail bruising, failing seams, trapped moisture and old patches. A person on the roof finds them while you can still ask the seller.

What you get before close

  • Walked, not guessed from above

An inspector walks every accessible roof section: covering or membrane, seams, flashing, edges, drains, rooftop equipment and any patches, in close-ups an AI or aerial report can't match. Same standard as our pre-loss record.

  • Every elevation and the drone view

Wide views of each side of every building, drone photos and a walkthrough video of the whole site, where law, weather and airspace allow.

  • Storm risk at the address

Every recorded hail and wind event near the property since 2010, with dates and sizes, plus hurricane exposure on the coast.

  • Roof life and condition

Each building's roof age and condition from the inspection, how much life it has left, and what roof age can mean for coverage.

  • Insurance cost and terms

What insuring the property is likely to cost and the deductibles to expect, including wind and hail or named storm percentages, so you can price it before close.

  • The seller's policy and losses

A read of the seller's current policy and loss runs: past and open claims, and the terms worth asking your broker about.

  • Observations, plainly written

Where each condition is, what it is and the photos that show it, including storm-related signs and prior repairs. Areas we couldn't reach are listed with the reason.

  • A record that carries over

If you buy, the same dated files become the property's pre-loss record, ready for monitoring from day one.

Questions

Why not just use an AI or aerial roof report?

It's a good first look, and we use AI too. But a photo from above can miss hail bruising, failing seams and flashing, trapped moisture and patched repairs, and it may be months old. Our inspector is on the roof, with dated close-ups you can take to the seller.

Is this a property condition assessment?

No. A property condition assessment covers the whole building and its systems. We focus on the roof, the exterior, storm risk and insurance, in more photos than a typical assessment carries.

What do you need from the seller?

Their current policy and loss runs, if you can get them. The inspection and storm history need nothing from the seller.

Do you tell us what repairs will cost?

No. We record what is there and when storms hit. Repair pricing comes from your contractor.

Can you say whether a storm caused the damage?

We record conditions and storm dates side by side and note storm-related signs. We don't certify cause.

Do you inspect outside Texas?

Yes. We schedule a certified inspection partner where the property is.

Can we check the hail history ourselves first?

Yes. Our free hail history lookup shows hail near any address since 2010.
