Take this to your broker and servicer

Our policy review reads your policy against your buildings and values, and a licensed insurance broker approves every report. Policy reviews are free for any owner.

Compares your entries with published Fannie Mae and Freddie Mac rules as of November 1, 2026. Your loan documents and servicer decide what applies. General information, not legal or insurance advice.

What this compares

Fannie Mae and Freddie Mac publish the insurance a multifamily loan must carry, and the lender or servicer checks a borrower's coverage against those rules at closing and at renewal. This tool compares the main limits and deductibles with the published figures. It covers a limit on the property alone, not a blanket policy.1,3

How to read the results

  • Within the published figure: your entry falls inside the figure in the agencies' guides.
  • Outside the published figure: your entry falls outside it. A lender can allow exceptions, so this is a question for your servicer, not a finding.1,3
  • Not entered: the tool leaves that line out of the count.

What this check leaves out

  • Blanket policies: these have their own limits and deductible caps.1,3
  • Exceptions: higher deductibles are possible by exception on set conditions.1,3
  • Other required coverage: flood, equipment breakdown, terrorism and ordinance or law have their own rules, covered in our requirements guide.1,3
  • Your loan: the loan documents can add to these rules, and they decide what applies to you.1,3

Questions

Does a clean result mean my policy complies?
No. The tool compares a few numbers with published figures. Your loan documents and servicer decide what applies, and many rules are outside this check.
What is TIV?
Total insurable value: the value of the covered property plus business income values. It is the base for percentage deductibles.1,3
Does this cover loans from other lenders?
No. These are Fannie Mae and Freddie Mac multifamily figures. Other lenders set their own rules in the loan documents.
